This is sunburn as you already figured out. The plant should not be too affected by this level of damage. Just reduce exposure

Figured what the problem was, Sunburn. :(

With more research. I believe the damage is cause by salt. Here in Southern California our fresh water tends to be higher in salinity levels. What the nursery advised me to do is once a month flood the pot till it comes out the bottom. This will flush out excess salt build up. almost 7 years ago.
