With more research. I believe the damage is cause by salt. Here in Southern California our fresh water tends to be higher in salinity levels. What the nursery advised me to do is once a month flood the pot till it comes out the bottom. This will flush out excess salt build up.

This is sunburn as you already figured out. The plant should not be too affected by this level of damage. Just reduce exposure
